Property Index - the Marvelous International Real Estate Center

Filed under: Regional Resources — admin at 12:56 am on Friday, August 29, 2008

Regardless the fact that the Property Index is a newcomer house, they were set up in March 2007, they have established expert status very quickly. As a matter of fact, they are a fairly accessible house fully concentrated on offering consultation services to any individual expecting to rent, buy, sell or let property in a globalized world. They assure they will be of assistance to you to locate dead-on what you desire quick plus easily.

Property is being offered in most areas of the world today, one of the most fashionable areas being real estate available for sale in France. It’s no effort to list a slew of the sensational property available for sale in France, the rationale for investigating land here is realty you can purchase and the splendid opportunity of living right amid this exciting population. It is one of the truly sought after markets today, and with the lovely landscape and wonderful weather surrounding you round the clock, how could you conceivably be wrong… Property in France is very rich in history, culture and art, this geographical region has been and still is home to quite a few sophisticated cultures.

The Property Index site has a vast range of property for sale in France, view the range online.

About one generation ago you would find merely a trickle of UK citizens in search of property in France. Just ask any person who has relocated to France and they’ll back it up. Well, some would label it a temporary fashion and others label it a close to an obsession! People who are looking to relocate over here extend from young well to do couples who are looking for a challenge to OAPs who intend to enjoy themselves and relax. Bear in mind, however, that you might hit on some situations when attempting to purchase property overseas; there’ll be dozens of actions whether devising a plan, visiting or actually purchasing. If you only miss one single minor step this will provoke broad situations not to forget, more importantly, money loss.

As you’re sure to suppose with this sought after region, property might be expensive in this place and this, of course, is simply a result of the peaking demand. Nevertheless the property buyer indeed is rather spoilt in terms of choice in a place so determined by sunshiny site and terrific surroundings. It’s really got the lot anyone could want, and plenty more.

Finding Motivation: What To Do When You Don’t Feel Like Doing Anything

Filed under: Marketers Center — admin at 1:03 am on Thursday, August 28, 2008

“The measure of your success usually comes down to who wins the battle that rages between the two of you. The ‘you’ who wants to stop, give up, or take it easy, and the ‘you’ who chooses to beat back that which would stand in the way of your success - complacency.” Chris Widener

In all of my interactions with people, I’ve never found anyone, regardless of their level of success, who doesn’t sometimes find themselves simply not wanting to do the things that they need and want to do. It is a part of human nature that there will be times that, in spite of all that we need to do, and even desire to, we will find ourselves not wanting to do anything. And what separates those who will become successful from those who will maintain the status-quo, is the ability at those very crucial moments of time when we are making decisions about what we will do, to choose to find the inner motivation that will enable us to conquer our complacency and move on in action.

I find that I confront this issue in my life on a regular basis, so the following success strategies are not merely “pie in the sky techniques”, but proven ways to get yourself to go even when you don’t feel like doing anything.

Honestly evaluate whether or not you need a break. This is the first thing that I usually do what I find that I don’t want to get to a specific action. The fact is that oftentimes we will have been working very hard and the lethargy we are feeling is really our body and emotions telling us that we simply need a break. And this is where it takes real intellectual honesty because when we don’t need a break our mind is still telling us we need a break! But sometimes we do need a break. I’ll give you a good example. I don’t particularly like to exercise, but I do almost every day. Sometimes, I find myself before going to the club thinking about how I just didn’t feel like going. Most of the time I am just being lazy. However, sometimes I realize that my body needs a break. So from time to time I will take a one or two day break from working out. The benefits of this are two-fold: One, my body gets a break to regenerate itself. Two, after a day or two, I begin to miss my workout, and eagerly anticipate a turning to the gym.

Other examples: Perhaps you are a salesman who has been phoning clients for a week straight, day and night. You wake up one morning and just don’t feel like doing it any more. Well, take a break for the morning. Go to a coffee shop and read the paper. Go to the driving range and hit some golf balls. Take a break and then get back to it!

Starts small. I’m at a point in my workout schedule now where a typical workout day for me consists of 30 to 45 minutes of aerobic exercise, and about 30 minutes of weight lifting. So when I find myself not wanting to get up and go to the gym, I will sometimes make a commitment to go and just do a smaller workout. Instead of deciding not to go, I’ll commit to doing 15 to 20 minutes of aerobic exercise and 15 to 30 minutes of weight lifting. This is also good for two reasons. One, I actually get some exercise that day. And two, it keeps me from getting into a cycle of giving up when I don’t feel like moving toward action.
Other examples: Maybe you are a writer who simply doesn’t want to write today. Instead of the long day writing you had planned, decide that you will at least outline a couple of new articles. You will at least get these done, and you may have found that you put yourself into the writing mood after all.

Change your routine. I have found that what keeps me in the best shape and burns the most calories for me, is to do 30 to 45 minutes on the treadmill every day. Now let me be very blunt. I find running on the treadmill to be extremely boring. Usually I can get myself to do it, but sometimes I need to vary my routine. So instead of 30 to 45 minutes on a treadmill, I will break down my aerobic exercise routine into a number of different areas. I will do ten to 15 minutes on treadmills, 10 to 15 minutes on the reclining cycle, 5 to 10 minutes on the rowing machine, 5 to 10 minutes on the stair stepper, and then back on to the treadmill for five to 10 minutes. I still get my exercise, but I’m bored a lot less.

Other examples: Maybe you are in construction and you have been working on the plumbing for a week, and it is getting monotonous. Don’t do the plumbing today! Go frame-in the office.

Reward yourself. One way that I motivate myself to do something when I don’t feel like doing it, is to tell myself that if I get through the work that I need to, I will give myself a little reward. For instance, I may tell myself if I to get up and go to the club I can take five to 10 minutes off my treadmill exercise, which will shorten my workout routine, and I’ll allow myself to sit in the hot tub for a few extra minutes. Hey, it works!
Other examples: Maybe you are a mortgage broker who feels like sleeping in. Tell yourself that after the next three mortgages you close you will take your kids to the fair, or your spouse to the movies. Maybe you’ll give yourself a night on the town with old friends.

Reconnect the action with pleasure rather than pain. Psychologists have long told us that we humans tend to connect every action with either pleasure or pain. Tony Robbins has popularized this even further in the last few years with something he calls Neural Associations. That is, we connect every action with either a pleasure, or pain. When we are finding ourselves lacking motivation, what we are probably finding about ourselves is that we are associating the action that we are thinking about with pain, rather than pleasure. For instance, when I’m considering that not going to the health club on any given day, I am usually associating going and working out with having no time, the pain of exercising and weight lifting, or the boringness of running on a treadmill for an extended period of time. What I can do to re-associate is to remind myself that by going in and doing my exercise I will feel better about myself, I will lose weight, and I will live longer. This brings me pleasure. When we begin to run those kinds of tapes through our minds, we find our internal motivating force unleashed and changing our attitude about the action that we are considering.

Other examples: Maybe you are a counselor who really doesn’t want to spend the day listening to people. Your association may be that it will be boring, or that you will be inside while it is sunny outside. Instead, re-associate yourself to the truth of the matter: Someone will be better off because of your care and concern. Think of your clients and the progression they have been making recently and how you have been a part of that.

Bringing a New Puppy Home Meet Your Dog

Filed under: Marketers Center — admin at 11:22 am on Wednesday, August 27, 2008

Buying a new puppy is an important decision, especially if you already own a dog. It may be a good idea to ask the previous owners or the pet store where you make your purchase how your
puppy interacted with other dogs around him. If he didn’t get along or if your other dog has acted aggressively to other dogs, you might have to spend a lot of time with them until they get accustomed to each other.

When the day arrives to introduce your new puppy to your existing dog, you can give both dogs a head start and make them feel more comfortable by making introductions in an unfamiliar place.

Start by introducing your new puppy to your dog in a place other than your home, such as a friend’s house or a park that you have never taken your dog to. This will help keep territorial issues out of the way and to keep your dog from feeling threatened. Dogs are territorial and feel that their home is their territory. When another animal crosses their territor, they may feel threatened or become aggressive.
To keep this from happening, let your dog meet his new companion at least twice before bringing him into the home.

Never expect dogs to hit it off right away when introducing your new pup to your dog. Just like people, it may take a little while for your dog to become friendly and trusting of the new puppy. On the other hand, if you have a well-natured dog, you may find him treating the new puppy like it was his own.

Always pay close attention when first introducing your new puppy to your dog. If it seems as though the two are not getting along, or there is growling back and forth, step in the middle and give out treats. Spend extra time with the older dog to show it that the puppy isn’t stealing your attention. You don’t need jealousy adding to the tension. Continue to intercept between the two until they begin to get along.
This won’t take long, as between the two they will decide who’s the leader and soon will become friends.

Dogs, just like children need a lot of tender, loving care. When introducing your new puppy to your dog, remember that you are lucky to have both of these additions to your family. Treat them with love and you’ll get much more in return.

Get new real estate with easy mortgage, 295958 euro in less than a week

Filed under: Credit Matters, Internet Finance, Loans Center — admin at 10:52 am on Tuesday, August 26, 2008

In most jurisdictions mortgages are strongly associated with loans 9 percent secured on real estate rather than other property and in some cases only land may be mortgaged.

In other words, the mortgage is a security for the loan that the lender makes to the borrower. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Many of these fees are fixed but some can be negotiated.

Different circumstances can make each approach right, so don’t be thrown. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Although most mortgage experts say that rates 8 percent are pretty much the same wherever you go, give or take this tiny 11 percentage. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. Different lenders charge different fees. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. But others will claim low rates to bring in customers or tell you that the rates 6 percent offered by competitors will change.

And of course, each loan and each borrower are different. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. Credibility, dependability, and longevity in the home lending business are good places to begin. Both banks and brokers have their strengths and weaknesses. Some will quote you precise, competitive rates 4 percent. So how do you find a lender or broker you can trust’ Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 3 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. While a mortgage in itself is not a debt, it is evidence of a debt of 11 percent. See which lenders are charging fees 9 percent and for how much. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 10 percent.

Fair Isaac Corporation Credit or FICO Score

Filed under: Marketers Center — admin at 10:30 am on Tuesday, August 26, 2008

As I am not from the US, I had no idea what FICO meant before researching it. FICO stands for Fair Isaac Corporation, a company based in California. FICO, put simply, is a person’s credit score. A credit score can be used by a potential lender in making a judgement on whether to grant you credit or not, for example when you apply for a new credit card or home mortgage. Therefore, if you are in the US, the FICO score is very important to you.
What Does a FICO Score Do?

A FICO score places a value on the types of credit accounts you hold or have held, and your credit history in maintaining those accounts. The FICO score scale ranges from 300 to 850, with the majority of people in the United States in the 600 - 850 range.

Factors Which Affect Your FICO Credit Score

There are 5 factors in all which determine your FICO credit score:

1. Your payment history.

This counts for a very significant 35%–the most of the FICO score factors. As you would expect, paying your bills on time is gets you a good score, while paying them late on a consistent basis is will mark down your FICO score. If you have had debts referred to a collection agency, that is worse still, while declaring bankruptcy is the worst of all.

2. How much you owe.

Another obvious factor that FICO will take into account in arriving at a credit score. This accounts for another 30% of your total FICO score. It is not just what you owe already that affects your FICO score. Also taken into account is the amount of credit available to you. For example, if you have a credit line of $5000, but have so far only used $1000, that will be taken into account.

Your total amount of credit will be totalled, and compared to your annual income. So, loans such as car loans, mortgages, credit cards, store cards, will all be added together. Those who use most or all of their available credit will get a lower rating for this part of the FICO score calculation.

3. Length of credit history.

Another important factor that makes up 15% of your FICO credit score is the length of your credit history. The longer your credit history, the better for your FICO score. Additionally, though, a long history with any particular lender will be good for your credit score.

4. Type of credit mix.

The fourth factor taken into consideration is the type of credit mix that you have. For example, do you have only high risk unsecured type credit, or do you also have some solid secured loans such as a home mortgags? Those consumers who have a mix of credit have higher a FICO score. This fourth factor just counts for 10% of the total FICO score.

5. Number of new credit applications.

The last factor in the FICO rating is the amount of new applications that you fill out. If you have recently filled out a lot of credit applications, this will hurt your score because it puts lenders “on alert” that something may be wrong. This part of the score is worth 10%.

Lenders themselves will normally look at employment, income, length at current residence, and marital status, but these do not affect your FICO score. If you intend to borrow in the future, you do need to pay attention to your FICO score. If your FICO score is low, this could lead to higher interest rates, extra mortgage insurance when buying a home, and in some cases denial of the loan.

If you plan to take out a major loan, such as a home mortgage, it could be a wise move to get a copy of your credit report 6 months before you plan to apply. That will give you time to look over your history, to ensure there are no discrepancies. If you find inaccuracies, contact the Credit Reporting Agency in writing. They will have 30 days to investigate it, and then correct it if they find your claims are true. You may also want to ask for a revised credit report; they are required by law to supply you with one if an inaccuracy is found and corrected.

Weight Loss: Supersize Me

Yes - I finally got around to watching the documentary that
came out about a year or so ago. Even though it’s a
documentary, this film is far from boring.

This film is not only educational and eye-opening, but
entertaining.

If you rent it (I got it from the library), be sure to watch all
the bonus features as well, to learn what happens to
McDonald’s(tm) french fries after 2 months!

It’s no secret that America is now the fattest nation in the
world. You have read the statistics . . . obesity has doubled
since 1980.

*Direct* medical costs have doubled in 5 years. Projections
now predict that 1 out of 2 people will develop diabetes in
their lifetime. 20% of children are showing abnormalities in
liver function, etc, etc, etc.

The surgeon general has said that left unabated, obesity
will soon overtake smoking as the leading preventable
cause of death.

Fast foods are often blamed for these statistics. After all, 1
in 4 Americans visits McDonald’s(tm) every day.

McDonald’s calls those who eat their food at least once a
week “heavy users”.

Car manufacturers have had to increase the size of their
cup holders to accommodate super size drinks.

This is the story of a man who ate nothing but McDonald’s
food for 30 days. Doctors predicted that all that would
occur would be an increase in triglyceride levels.

In fact, in a 30-day period, his weight, cholesterol and body
fat all skyrocketed. His liver function started to fail. His risk
of heart disease doubled. He felt exhausted and
depressed.

And it took him 14 MONTHS to lose the weight completely.

The average person at 4 pm has no idea what they are
going to have for dinner. I can relate to that - too many
demands, too little time. We don’t even have time to think
about ourselves, much less plan something.

But if this paradigm is going to shift, it is up to us.

Watch the movie. You will be inspired. Then think about
what changes you can make in your life, and in the lives of
your loved ones.

Together, we can make a difference.

With love,
Carol

Why Collective Security Might Hamper Reunification

Filed under: History + More, Web Of Travel — admin at 7:03 am on Wednesday, August 20, 2008

The idea that a united Cyprus is a tangible possibility has been met with many supporters, and many cynics. For those who remain cynical, despite the numerous talks between the Presidents Mehmet Ali Talat and Dimitris Chrisofias, the division of interest over an E.U member state and a non E.U member state is a genuine concern. In fact, the demand from Ankara that the island of Cyprus is of strategic importance to national security has met with interest; with European politics now centred on the European Union, the concept of collective security rules over the security of individual nations. As Turkey continues its insistence, it could perhaps be viewed as nationalistic, in a system that now disputes the need for that idea at all. It is hard, then, for the government in Turkey to claim strategic significance on the island of Cyprus, if it is in the name of security against aggressors, simply because the E.U is founded on a principle that member states work together. There are certainly cynics and critics of the collective security system, though, and they suggest that authoritative bodies like the E.U are in essence using new language to cover up the fact that they still work on power politics and political predominance.Of course, that does not help smooth out reunification talks over Cyprus, essentially because the truth of the claim does not affect the potency of the claim; any accusation of falsehood by a nation, in or outside the governing body of the E.U, would simply become isolated by the European community, so that the truthfulness of the principles behind collective security are besides the point; it is more that questioning them gives a nation like Turkey less weight in negotiations over European matters, and that will include the Cyprus reunification talks, simply because Greece is a long standing E.U member state. All this is not to say that the reunification of the partitioned Cyprus isn’t still a possibility; the seemingly genuine commitment to the cause from both presidents will stretch a long way. But the problem might lie in the simple fact that nations want reunification on different terms; A Greek Cyprus could be more easily welcomed into the European fold, and it could preach under the terms that the E.U champions, just as Greece does. But Turkey, which has been historically disputed as a legitimate member of the European community, perhaps holds reservations about the practicality and truthfulness of the ethics of the European Union. Whether Turkey is or is not suspicious of the European Union and its motives is perhaps irrelevant; what is important is that the dominance of the E.U - and more importantly, the dominance of the ideas of the European Union - over European affairs means that the Cyprus reunification talks could break down over - depending on opinion - conflicting points, or conflicting language.

Free Debt Management Services Compared

Filed under: Marketers Center — admin at 1:28 am on Friday, August 15, 2008

Debt plagues millions of people all over the world. Debt can be a positive thing. For instance, if we never had any debt we would never be able to buy a house or a car. Debt is necessary in many cases, but for some people it can get out of hand. There are many free debt management services available to the public. Each service offers various advantages and perks unique only to their company. Here, several free debt management service characteristics have been compared to give you an idea of what to expect.

Paying Bills For You - Some debt management services use a hands-on approach to your financial problems. They design a program in which you deposit money once a month into a trust account. When your monthly bills come due, the debt management firm pays them for you. This type of service allows you to make one monthly payment while letting the debt management service take care of the rest. Many times these companies will call your creditors and get monthly payments and interest rates lowered. This hands-on type of debt management program is usually exclusively for people in serious financial trouble.

Help With Budgeting - Another free debt management program uses some of the same payment lowering techniques, however it is their last resort. First, these programs take a look at your individual financial situation. They closely examine the cash flow that comes in and goes out of your household. Next, they help you create a budget and assist you with some actual credit counseling. Their goal is to correct the problem at it’s source. If you need additional assistance, they can contact your creditors as well.

Non-Profit Help - The last type of free debt management service is purely nonprofit. Many of these programs are offered as charity services. They assist you in creating a budget that will work for your unique situation. Sometimes these programs are run through churches or other nonprofit organizations. These free debt management services will not contact creditors and get your monthly payments lowered, but they can help you manage the payments you have.

Choosing a free debt management program all comes down to personal preference. Each of the different services have benefits and drawbacks. The bottom line is: you don’t necessarily have to pay a fee to get quality debt management services.
